Charlotte’s Best Buying Window Is Coming
According to the latest Realtor.com 2026 Best Time to Buy Report, the best week to buy nationally is expected to be September 27 through October 3.
However, real estate is local. For the Charlotte–Concord–Gastonia market, Realtor.com identifies November 1–7 as the most favorable week for buyers in 2026.
Based on historical seasonal trends, buyers in our area could see:
- 17.5% more active listings than during an average week.
- 38% less competition compared with the busiest point of the year.
- Homes staying on the market approximately 17 days longer.
- Listing prices around 5.7% below their seasonal peak.
In other words, buyers may have more homes to consider, less pressure to make an immediate decision and greater room to negotiate.
Why Fall Can Work in Your Favor
Spring and summer typically attract more buyers. Once fall arrives, competition often begins to slow, while many motivated sellers still need to complete their move before the holidays or the end of the year.
That shift can create opportunities to negotiate not only the purchase price, but potentially closing costs, repairs or other terms of the transaction.
It doesn’t mean every property will offer the same advantages, and it certainly doesn’t mean you should buy a home simply because the calendar says it’s a good week. Your finances, goals and long-term plans should always guide the decision.
But if buying a home is already part of your plan, this fall may give you conditions that are more favorable than you expected.
